The Market
The central London property market has been busier than we expected this year. While our clients have been rightly cautious about investing, almost all decided to purchase once having engaged us to research the market, evaluate properties and advise on values. Like most buyers our clients were all looking to secure the very best properties in their class and as a result about a third experienced competitive bidding, which while commonplace in 2006 to 2007 was almost non-existent in 2008 to 2009.

Stock shortages once again proved to be a major factor affecting the market in 2010.
This, coupled with latent demand from buyers who spent 2009 waiting for prices to bottom out, pushed values up.

Good-quality properties continue to be in demand and overseas purchasers looking for good long-term investments in London continue to bolster this demand.

While this last quarter of 2010 has seen some downward pressure on values there has been a net year on year increase.

News in General
2010 has been a very busy year and in fact our most successful year to date. We have acquired more property for clients than in 2008 and 2009 combined.

We have continued to serve a wide range of clients looking to both purchase and rent, with searches east to London Fields in Hackney, west to Chiswick and most areas in between. Our purchasing clients’ budgets have ranged between £340,000 and £5m and our renting clients from £1,500 pcm to £40,000 pcm.
Our quickest searches were for a company who instructed us to relocate three employees from Spain and Switzerland. We successfully found and negotiated terms for all of them within a few days of instruction. This was a welcome change to the slow progress made by their usual suppliers who were let go due to mounting costs incurred from their day rate pricing structure and limited service. Most challenging search of the year!
Our most challenging search of the year was for an Australian client living in Hong Kong looking to buy an investment flat in London. He wanted an apartment; with potential for capital growth, in a safe location, within a 15-minute walk of a tube station, in good decretive order, in a well-maintained block in a sought after/ popular area. We were instructed to search in Islington, Bloomsbury, Shorditch, Clerkenwell and Pimlico.

We registered with total of 140 estate agents across the five areas he was interested in. We identified 83 properties of interest and short-listed 28 we felt matched his brief. We pre selected a day for our client to make the long arduous flight over from Hong Kong and spent the day chauffeuring him and his wife around our pre vetted shortlist.
Our client was happy in the knowledge that he has viewed the very best of what the market had to offer in the 5 locations we looked in. We successfully negotiated terms with the selling agent and managed to agree a 2 week exclusivity agreement, we then went on to arrange a full building survey with our trusted surveyor (Edward Brown) and managed the whole buying process though to a successful completion of contracts at the end of October.

We have this year searched for three Australian clients all looking for rental investments. It is an interesting trend and one we believe can be put down to three combining factors.
1.The strength of the Australian Dollar against Sterling.
2. Australia’s appreciation that China’s demand for their resources will not continue indefinitely and that their currency strength may falter making offshore investments attractive.
3.The strongly held belief that London represents a sound property market to invest in.

Buyers’ caution will continue into early 2011 particularly as market sentiment responds to the budget cuts, general economic climate and price falls in the mainstream market. However, the central London market will show its resilience, helped by continued demand and limited supply. Savills Research forecasts prime central London prices will rise by 33% in the next five years, predicting a return to 2007 peak economic output levels by late 2012.

These are encouraging figures and if accurate will reward buyers that invest over the next few years.
