Most challenging search of the year!

Our most challenging search of the year was for an Australian client living in Hong Kong looking to buy an investment flat in London. He wanted an apartment; with potential for capital growth, in a safe location, within a 15-minute walk of a tube station, in good decretive order, in a well-maintained block in a sought after/ popular area. We were instructed to search in Islington, Bloomsbury, Shorditch, Clerkenwell and Pimlico.
We registered with total of 140 estate agents across the five areas he was interested in. We identified 83 properties of interest and short-listed 28 we felt matched his brief. We pre selected a day for our client to make the long arduous flight over from Hong Kong and spent the day chauffeuring him and his wife around our pre vetted shortlist.

Our client was happy in the knowledge that he has viewed the very best of what the market had to offer in the 5 locations we looked in. We successfully negotiated terms with the selling agent and managed to agree a 2 week exclusivity agreement, we then went on to arrange a full building survey with our trusted surveyor (Edward Brown) and managed the whole buying process though to a successful completion of contracts at the end of October.

The Australian Dollar

We have this year searched for three Australian clients all looking for rental investments. It is an interesting trend and one we believe can be put down to three combining factors.
1.The strength of the Australian Dollar against Sterling.
2. Australia’s appreciation that China’s demand for their resources will not continue indefinitely and that their currency strength may falter making offshore investments attractive.
3.The strongly held belief that London represents a sound property market to invest in.

Looking Ahead
|
|
|
Buyers’ caution will continue into early 2011 particularly as market sentiment responds to the budget cuts, general economic climate and price falls in the mainstream market. However, the central London market will show its resilience, helped by continued demand and limited supply. Savills Research forecasts prime central London prices will rise by 33% in the next five years, predicting a return to 2007 peak economic output levels by late 2012.
These are encouraging figures and if accurate will reward buyers that invest over the next few years.
