A recent opportunity on offer to our members.
TIC recently offered its members the opportunity to invest in St.Paul’s Walk, Scunthorpe, North Lincolnshire.

The 17 two-bedroom apartments secured from the developer by TIC, were valued at £110,000-£112,000. As with all of TIC’s opportunities, these apartments were offered to members at a 10% discount, making the purchase price £99,000-£100,000.

For as little as £5,000 deposit, members received instant equity of £11,000 – the difference between the TIC discount price and valuation price.

TIC’s rigorous due diligence found this exceptional opportunity in an up and coming market – rental coverage in these apartments averages 128%. This opportunity was typical of those afforded to TIC members.

“I’ve heard you don’t always have to pay a deposit on the property purchased. How come?”

The answer is quite simple. By buying a discounted property, the difference between market valuation and the purchase price becomes instant equity. Select banks will lend against valuation rather than the purchase price, thereby releasing the equity as a deposit.

This means that you can build a property portfolio with much less capital than conventional means.

Why you should invest in UK residential property.
Many of us already invest in property – in the form of our own home. And, some would say it’s their best investment ever. The argument for property as an investment is very simple – demand is outstripping supply.

The Barker Review of Housing Supply, commissioned by H.M. Treasury concluded that the current shortfall in house building is approximately 120,000 homes per annum. Also, the Barker Review noted the rental market is growing as the number of households in England in temporary accommodation more than doubled between 1995 and 2003, from 46,000 to over 93,000.
